An estimate, not a loan offer. Lenders set the rent from the appraisal and may qualify on a fully amortizing payment.

How the DSCR calculation works

DSCR equals monthly rent divided by the full monthly payment, which lenders call PITIA: principal, interest, property taxes, insurance and HOA dues. A rental that brings in $2,150 a month against a $1,784 payment has a DSCR of 1.21. Above 1.00, the rent covers the payment. Below 1.00, it does not.

What a DSCR loan does not look at is your personal income. There are no tax returns or pay stubs. The property qualifies on its own rent, which is why investors who are self employed, or who already own several rentals, use DSCR loans to keep growing.

What the result means

  • 1.25 and up: a strong deal. This is where most DSCR lenders offer their best rates and highest leverage.
  • 1.00 to 1.24: qualifies with most DSCR programs. Pricing may be a little higher than at 1.25.
  • 0.75 to 0.99: the rent does not quite cover the payment. Some programs still lend, usually with a larger down payment and a higher rate.
  • Under 0.75: too thin for most programs as structured. The fixes are below.

How to raise a DSCR that comes in low

The calculator makes the levers easy to test. Change one number at a time and watch the ratio move.

  • Put more down. A smaller loan means a smaller payment. Going from 20% down to 30% down often moves a 0.95 deal past 1.00.
  • Shop the insurance. Insurance has climbed fast, and quotes on the same house can differ by hundreds of dollars a year.
  • Check the tax number. Use the tax bill the property will have after the sale, not the current owner's homestead rate, which can be much lower.
  • Ask about interest only. It lowers the payment, though some lenders still qualify you on the amortizing payment.
  • Support a higher rent. If the property will rent for more after updates, comparable rentals and a strong lease help the appraiser land a higher market rent.

Where this fits in your deal

DSCR is the long term loan that holds a rental once it is bought and leased. If the property needs work first, a rehab loan covers the purchase and the renovation, and the DSCR loan refinances it once it is rented. That is the BRRRR path, and we finance both ends of it.

Frequently asked questions

What DSCR do I need to qualify?

Most DSCR lenders want at least 1.00, meaning the rent covers the full payment. Many price their best terms starting around 1.20 to 1.25. Some programs go below 1.00 with a larger down payment and a higher rate.

Does the DSCR calculation subtract vacancy, repairs or management?

No. On a residential DSCR loan the lender divides gross monthly rent by PITIA: principal, interest, property taxes, insurance and HOA dues. Vacancy, maintenance and management are not subtracted, which is why lenders want a cushion above 1.00.

Where does the rent number come from?

On a vacant purchase it usually comes from the appraiser's rent schedule. On a leased property most lenders use the lower of the lease and the appraiser's market rent. Short term rental income can work with some programs if you have a track record or a market rent study.

Do I need tax returns or pay stubs for a DSCR loan?

No. A DSCR loan qualifies the property, not your personal income, so there are no tax returns or pay stubs. Lenders still check credit and want to see cash reserves after closing.

How does an interest only loan change my DSCR?

Interest only lowers the monthly payment, so the same rent produces a higher DSCR. Lenders may calculate qualification on the interest only payment or on a fully amortizing payment depending on the program, so confirm which one before you count on it.

Program guidelines, ratio thresholds and pricing vary by lender and change over time. This calculator gives an estimate, not a loan offer.

Have a rental to finance?

DSCR loans up to 80% of value, no tax returns or pay stubs, and closings in about 30 days. Send us the deal and we'll come back with terms.
